Buy New Home First or Sell Current Home First?!? - San Diego Real Estate
Lets say you own a condo and now want to move up to a house. Should you sell the condo first and then buy a house OR buy a house first and then sell the condo??? Well it depends on your situation. If you don't have to sell your condo to buy the house, I recommend buying the house first. Now if you need the equity from the condo to buy the house, I recommend selling first but you will have to set up temporary housing until you find your new house.
Another way you can do it is having the condo and the house Close Escrow concurrently but it will be difficult. For example, you have a buyer for your condo and you found a house which are both to set to close concurrently. Then you spend money on the home inspection and appraisal and all of a sudden, the buyer for your condo cancels. So now you have to cancel on the house and you lost money from the home inspection and appraisal. It is a domino effect once a buyer (yourself or your condo buyer) cancels.
