Rancho Penasquitos Real Estate Market Update
Here is a quick update on the Rancho Penasquitos Real Estate Market.
Detached Homes
- 27 Active homes for sale - 35 Contingent homes - 48 Pending homes - 36 homes Sold last month (Oct 2012)
- ONLY 4 Active homes for sale - 36 Contingent homes - 22 Pending homes - 14 homes Sold last month (Oct 2012)
I got these numbers from Sandicor (San Diego MLS) which do not include new homes. Also if you do not know what Contingent is, it is basically a listing (most likely a Short Sale) that has a offer waiting for the seller or Short Sale lender to respond which can take a few months.
Looking at these numbers, having only 4 Active attached homes for sale is crazy low! At this rate with homes selling fast, there might be 0 attached homes for sale in a week or so. Even with the detached homes with 27 Active homes for sale is low. If you are wondering where are all the listings, well basically most homeowners are waiting for the prices to go up high for them to sell and there are many of buyers on the market taking advantage of the low interest rates. Will there be more listings? Yes but just not now because of the holidays. More homes will likely be for sale starting February 2013.
